Digital solutions for residential access

ASSA ABLOY Opening Solutions has highlighted the ongoing transformation in the multi-residential housing sector, driven by shifting resident expectations and advancements in digital technology. As a result, this market segment is undergoing rapid expansion, disrupting long-standing business models and creating new opportunities for innovation and differentiation. Already Europe’s second-largest real estate sector, multi-residential housing is also experiencing unprecedented growth in the Middle East, where government initiatives like Vision 2030 and accelerated urbanisation are reshaping the residential landscape.

For property investors and managers, adopting smarter digital access solutions is becoming a strategic imperative. These solutions not only enhance security and operational efficiency but also offer residents a more convenient and connected living experience. The integration of digital technologies allows for secure, seamless access that is adaptable across age groups, while simultaneously reducing the operational burdens for facilities teams. Digital access systems improve convenience for residents, contribute to energy performance, and support more sustainable and scalable management models.

In modern apartment blocks, digital access begins at the building entrance. For example, smart intercom systems like those from DoorBird offer high-definition video, night vision, and remote access capabilities that integrate with electronic locking systems. These features not only meet but often exceed the expectations of residents and visitors in terms of security and ease of use. Access systems can be configured in various ways—either by equipping all entry points with compatible hardware managed through a centralized system, or by limiting central integration to shared spaces while allowing residents to use independent solutions for private entrances. Both approaches benefit from the use of digital credentials, such as mobile keys or smart fobs, which enhance building security and simplify access control processes.

Digital access also significantly improves the way contractors and service providers are managed. Instead of relying on physical keys or manual coordination, building managers can issue time-bound digital credentials tailored to each contractor’s schedule and area of responsibility. This enables secure and efficient access for professionals such as plumbers, HVAC technicians, and cleaners, without adding to the administrative burden. Credentials can be programmed to grant access only during specific time windows, and can be deactivated instantly if lost, ensuring continued security and peace of mind for tenants and staff alike.

In Gera, Germany, the “Glück Auf” housing association implemented ASSA ABLOY’s eCLIQ programmable key-based system at its new WeidenCarré development, a multigenerational residential community. Residents use a single eCLIQ key to access all authorized doors, from main entrances and apartment doors to utility rooms and garden gates. Facility managers and external service providers are also equipped with keys programmed for their specific needs, while daycare staff receive temporary access as required. According to Uwe Klinger, Chairman of the housing association, the solution offers an ideal fit for a diverse resident base, from families to senior citizens, and simplifies access for all stakeholders. He emphasized that the locking system is tailored to meet user needs, rather than forcing users to adapt to rigid infrastructure.

The flexibility of eCLIQ is enhanced by its wide range of locking cylinders—over 60 types—suitable for doors, cabinets, gates, and even machinery. This modular system makes it particularly well-suited to the complex demands of multi-residential environments.

In another project, Becorp deployed ASSA ABLOY’s SMARTair solution with mobile key integration at a large Barcelona residential site with approximately 3,000 doors. Residents access the property using mobile credentials stored on their smartphones, while property managers maintain control via a central portal or the Openow app. The solution includes battery-powered cylinders and devices capable of securing virtually any entry point, from parking gates and mailboxes to apartment doors. Xavier Casels of Becorp noted that managing physical keys for such a large development would place enormous strain on operational costs. By transitioning to SMARTair’s wireless and app-based platform, they were able to streamline operations and reduce overhead.

As digital expectations continue to shape the housing market, innovative access solutions are no longer just conveniences—they are essential elements of a competitive offering. Whether through programmable smart keys or fully mobile-based systems, digital access is redefining the multi-residential experience, delivering greater control, flexibility, and security to both residents and property managers alike.
